Richard
was called to the Bar in 1982, after articling in Vancouver
and obtaining degrees from the University of B.C. He has
practiced law in private practice in the Lower Mainland
of British Columbia for over 20 years. Richard has specialized
in real estate and mortgage law for most of his practice
career. He was the founding partner of Bell Spagnuolo
Legal Offices and its predecessor firms. From 2000 to
2005 Richard worked in Toronto, Ontario primarily with
companies providing national real estate closing services
to a number of the large Canadian Financial institutions.
Most of this work focused on process change and application
of technology to streamline the closing of real estate
and mortgage transactions. During his time in Toronto,
Richard was also able to participate in the establishment
of a national mortgage broker company, one of the largest
mortgage broker companies in Canada, and a small publicly
traded mortgage lender.
In 2006 Richard returned to the West Coast and private practice. Together with Ron Usher, Richard opened Bell Alliance, a real estate law firm in Vancouver, B.C. Bell Alliance is based on a client centric model and utilizes technology to improve the closing process and reduce the risk of fraud.
Richard has been an active member of the Fraud Task Force with the Canadian Institute of Mortgage Brokers and Lenders. He has also participated in many community and other business associations and organizations including Chamber of Commerce, United Way and Douglas College.
