Even in a city like Vancouver, known for its robust real estate market, properties can still fall into foreclosure or be subject to a court-ordered sale. I specialize in listing and selling foreclosure properties across Vancouver, Burnaby, Richmond, and the rest of the lower mainland. It's crucial to work with an agent experienced in dealing with banks, lawyers, and the complexities of foreclosure contracts. Buying and selling foreclosure properties is not a standard transaction, and many agents lack the necessary knowledge and expertise.
Foreclosure in Vancouver involves the legal termination of a homeowner's rights to list their property. This process starts when the homeowner fails to repay their mortgage, prompting the lender to take steps to reclaim and sell the property to recover the outstanding debt.
Foreclosure in Vancouver is a court-ordered process. The lender first issues a notice of default to the homeowner, offering an opportunity to repay the outstanding debt. If the homeowner is unable to do so during the redemption period (typically 6 months), the lender can take the case to Court and request a Court order giving them Conduct of Sale.
Once the Court grants this order, the lender can proceed with selling the property. The sale proceeds are used to repay the mortgage debt, with any surplus funds going to the homeowner.
