The Heather Lands are 8.5 hectares (21 acres) at 4949-5255 Heather Street between West 33rd Avenue and West 37th Avenue.

The lands were the former site of the RCMP headquarters, a school, and a military hospital and are now owned by the Canada Lands Company (CLC), and xʷməθkʷəy̓ əm (Musqueam), Sḵwx̱wú7mesh (Squamish), and səlilwətaɬ (Tsleil-Waututh) (MST) Nations Partnership.

The Heather Lands, located in the Metro Vancouver area, have been earmarked for residential development for several years. However, the approval process has been slow, with various environmental and cultural considerations needing to be addressed.
